When does a new pool need a pool service? The Florida permit-to-handover timeline
For a pool service company, the most valuable thing to know about a new pool is when the homeowner will need you. Too early and your letter is forgotten. Too late and the builder's recommended tech already has the account. Here's how a Florida new-pool build usually runs, and where the opening is.
The timeline
| Stage | Typical timing | What it means for you |
|---|---|---|
| Permit filed | Week 0 | The pool appears in public records. Nobody services it. |
| Excavation | About a week | The homeowner is excited and paying attention. |
| Steel, plumbing, shell, electrical, deck | One to two months | The best window to introduce yourself. |
| Plaster or pebble finish, then fill | A few days | Water goes in. Chemistry starts mattering immediately. |
| Startup and curing | The first week or two | New plaster needs careful balancing and brushing. |
| Final inspection, handover | After startup | The homeowner needs a weekly service. |
Builders and homeowners describe a total of roughly two to four months from groundbreaking to swimming, longer with weather or permit delays (Anthony & Sylvan, SwimmingPool.com).
Why the permit is the signal to watch
The permit is filed before digging starts. That gives you weeks of lead time, which nothing else does: by the time a pool shows up on a satellite image or a homeowner posts asking for recommendations, someone has usually reached them already.
What to send, and when
- In the first weeks after the permit: a short, friendly letter. Congratulations on the new pool, who you are, which streets you already service, and what a first month with you looks like.
- Around month two: a second touch. This is when they're thinking about the finish, the fill and who will look after it.
- Offer startup: a fixed-price new-pool startup plus the first month of weekly service. It's the moment they need help most, and it turns into a weekly account.
Watch the final inspection too
In some counties, the permit record also shows when the pool passes final inspection. That's the handover: the builder is leaving and the homeowner is on their own. If you missed the start of the build, that's your second chance.
